What is it with people?

I call L. at Quicken Loans this AM to see what she needs to do about the loan and the 'new information' in the form of my business plan.

"Oh, the underwriter took care of your loan," she tells me. "You're all set."

WTF?

OK, I'm not going to question it, I just accept it.

So an hour later, SD gives me a call.

The seller found a renter for a long term lease, and decided to take the property off the market. I guess that means he's not going to be accepting my offer.

Back to square one.

Damn Banks

So this morning, I get a call from LS at Quicken Loans. There's a problem with my loan. According to the tax returns I sent in, I make no money. Duh. That's what I explained to her as an issue when we started this whole thing. That's why we were doing stated income financing.

I get off the phone with her and call my other bankers.

I decide to put together a quick and dirty business plan that outlines why a $500/month mortgage makes more sense than the $1000/month I'm paying now for two spaces. This should be a freaking no brainer. What is up with people.

I leave the film festival early to write.

Yum. Yum.

I am getting back into my creative groove again. After a couple weeks of being in a less-than-creative funk, I convinced G., in his time off to pose for the second photo in the Bound series.

So here I am, down by the river, wrapping his wrists in greasy bike chain, and getting some amazing digital and film shots.

He's going to refer me to some models that'd be willing to pose for me, and I am certainly excited about that prospect as well.

Offer

I went to SD's office today to write an offer on the building. $70,000 would be a great starting place, I figure. S asks, "You sure you can't go any higher?" and I say, "Well, let's just start there and see what kind of counter-offer the seller comes back with."

I think that's a good strategy; it lets him know I'm willing to talk about a final price.

Building

So yesterday, I'm driving around Riverwest looking at real estate, and I see this place on Holton that's in the middle of a neighborhood, a brick box with a garage door in the back. Not too big. Perhaps studio space? I call the guy on the sign.

He returned my call this morning, and he tells me that half of the building's been converted into an apartment, and while it's currently vacant, there were people who lived there. Interesting. If it's a decent building, it could be a live in studio, and there's nothing wrong with that. I set up an appointment to take a look at the space.

Not bad. Secure exterior once some steel doors are added, interior parking for the van, ample ceilings for studio, and although a kitchen needs to be added and some rooms reconfigured, definitely a livable space. I wonder if I can afford it.

I'll have to see.
